Jeff Koon, Stratus Property Group

President

Jeff Koon, CCIM

A proud native of Georgia, Jeff Koon brings a wealth of real estate expertise, ranging from broad economic insights to operational & marketing prowess. He began his journey by honing his skills in property renovations and managing rental properties, laying a solid foundation of experience. Jeff pursued his education at the University of Georgia, where he immersed himself in corporate finance and real estate, graduating from one of the nation’s top 5 real estate degree programs.

Throughout his career, Jeff has cultivated a diverse clientele, including high net worth investors, private equity funds, family trusts, developers, and financial institutions.

With a portfolio boasting a total value of over $1 billion in directly brokered, developed, or consulted projects, Jeff has made a significant impact in the industry.

As the leader of Stratus Property Group, Jeff oversees operations and drives excellence in real estate transactions across Georgia and neighboring states. Additionally, Jeff serves as a principal in Stratus Development Group, focusing on the development of conventional multifamily and student housing projects throughout the Southeast. A designated CCIM professional, Jeff is actively involved in various industry associations, including the Atlanta Commercial Board and AYREP. Additionally, Jeff serves as a principal in Stratus Development Group, focusing on the development of conventional multifamily, student housing, retail, and office projects throughout the Southeast.

Outside the office, Jeff is active in his church, serves on the board of several non-profit and neighborhood associations, and chairs the Koon Family Foundation, which is dedicated to provide higher-education scholarships to deserving students.

Charlie Carroll, Stratus Property Group

Senior Vice President, Brokerage

Charlie Carroll

Born and raised in Sandy Springs, GA, Charlie Carroll is a distinguished leader in commercial real estate. Charlie combines extensive transactional experience with his background in finance and accounting to ensure clients achieve their desired results.

Charlie holds a BA in Economics and History from Vanderbilt University, complemented by a MAcc from Vanderbilt’s Owen Graduate School of Management. Charlie’s career began as a CPA specializing in external audit services at PwC, and during his tenure  in public accounting, Mr. Carroll provided invaluable assurance services to a diverse clientele spanning the Manufacturing, Industrial Services, and Utilities sectors nationwide. His teams coordinated the transition of private clients into public companies through public debt offerings, facilitated mergers and acquisitions, and ensured financial statement accuracy and regulatory compliance for companies varying in size from small, private firms to Fortune 500 companies.

In 2012, Charlie began his tenure in acquisitions and development with Turnstone Group, a private equity-backed real estate investment manager specializing in opportunistic investments across a wide range of asset classes. As Vice President of Acquisitions & Development, Charlie led the identification, analysis, and consummation of new investment opportunities while also spearheading development initiatives for existing portfolio assets. Following his stint at Turnstone and prior to joining Stratus Property Group, Mr. Carroll held the position of CEO at Provadus Home Loans, where his leadership was pivotal in shaping strategic direction and driving notable enhancements in the overall performance of the independent mortgage bank.

Since joining Stratus Property Group, Mr. Carroll has facilitated over $100 million in sales and leasing transaction volume while becoming a mainstay on the Million Dollar Club, the annual achievement award presented by the Atlanta Board of Commercial Realtors designed to recognize the highest producing brokers in the industry. Additionally, Charlie serves as a Founding Advisor at Adelaide Capital Partners with respect to the firm’s Adelaide Capital Real Estate Lending Fund that focuses on bridge and construction lending primarily in coastal markets across the southeastern US.

In his free time, Charlie enjoys activities such as golf, basketball, and tennis. He also finds fulfillment in giving back to his community through volunteer work at his church, coaching youth sports, and participating in group Bible study. He currently resides in Roswell, GA with his wife, Katie, and his son and daughter, Bennett and Corley.

Max Albers, Stratus Property Group

Vice President, Brokerage

Max Albers

A native of Atlanta, GA, Max earned his Bachelor of Business Administration in Economics from Coles College of Business at Auburn University and Kennesaw State University. Prior to joining Stratus, Max played a pivotal role at an Atlanta-based property management firm, specializing in both commercial and residential assets.

At Stratus, Max’s focus primarily lies in office tenant representation, with expertise in landlord representation, acquisitions, and dispositions across all asset types. With a background deeply rooted in the Atlanta market, Max possesses innate knowledge, cultivated through his relationships with landlords, investors, and business operators throughout his career.

Raised in the Virginia Highlands area, Max maintains strong ties to the intown markets and currently resides in the Morningside area with his fiancé Katherine and their Corgi Dachshund mix, ZuZu.

Associate

Jacob Jordan

Jacob, a Northwest Georgia native, earned a Bachelor of Science degree in Sports Administration with a concentration in Commerce from Louisiana State University. During his time in Baton Rouge, he received a minor in General Business while also serving as Video and Analytics student manager for the University’s baseball program. Subsequently, Jacob has broadened his formal education by earning a certificate in Commercial Real Estate from Cornell University, while actively earning his CCIM designation.

Prior to joining Stratus, Jacob held various roles across the country, including stints in the Cape Code Baseball League of Massachusetts and an MLB organizational role that sent him to Florida.

In his time away from work, Jacob enjoys Braves games, quality time with his loved ones and adventures with his dog, Cooper.

Grant Oldenburg, Stratus Property Group

Associate

Grant Oldenburg

Grant started his real estate career in 2015 by buying foreclosures on the steps of the local county courthouse. These initial residential acquisitions quickly turned into larger commercial buildings. Driven by Grant’s personal, technical, and analytical skills, he graduated with a finance degree from UNC Charlotte where he founded one of the largest collegiate real estate clubs in the nation. Grant has been a licensed agent since he was 18 years old and is a retail and restaurant specialist. In his current role, he spends much of his time working with clients to ensure they’re up to date on the commercial real estate market and advocating on their behalf in order to position their real estate needs in the most beneficial manner for their business. Grant is a member of the Young Council of Realtors, Urban Land Institute, and AYREP. Outside of work, Grant enjoys running marathons, fly fishing, and is an active member of his church.

Blake Underwood, Stratus Property Group

Blake Underwood

Blake attended the University of Georgia where he graduated from Terry College of Business with a Bachelors of Administration degree in Finance. Blake gained his experience in the real estate industry by investing his personal assets to flip and sell houses in the Athens area real estate market. When the market began to deteriorate, Blake focused his investment strategy on student-oriented rental property, and eventually began developing lots and small communities.

After several successful years in the real estate industry and turning around a struggling homeowners’ association, other investors began expressing interest in having him manage their properties and investment decisions. Blake decided to obtain a real estate license and create a full service real estate firm—Athens Real Estate Group.

Today, Blake has partnered with Jeff and Stratus Property Group to found Stratus Development Group. He uses his hard-earned, hands-on experience in the real estate industry to help his clients structure a real estate portfolio to fit their needs and to help manage that portfolio through an ever-changing real estate market.

Madi Edwards

Madi is a native of Georgia and a graduate from Kennesaw State University where she majored in public relations. Her professional journey has been marked by a strong foundation in digital marketing complemented by a series of marketing certifications.

Prior to joining Stratus Property Group, Madi served as the social media marketing intern at Yancey Bros. Co., where she demonstrated proficiency in social media marketing, content creation, and the successful implementation of marketing campaigns.

Beyond the professional realm, Madi finds joy in attending Alabama football games, cherishing moments with loved ones, and spending quality time with her dog, Livi.

Rhodes D. Kleiber

Rhodes is a rising junior at the University of Georgia studying Finance and Real Estate. He first gained interest in brokerage due to its entrepreneurial nature and has appreciated collaborating with a group of brokers as experienced and knowledgeable as this one. Rhodes continues to gain a strong educational foundation in the classroom that he hopes to bring to action in his aspiring career in the commercial real estate industry. Outside of work and school, Rhodes loves spending time with his family and friends and likes to stay active in the outdoors. As an Athens native, Rhodes enjoys being connected with his community and cheering on the Dawgs.
