During one such scouting mission, Stratus uncovered the opportunity to purchase a set of three assets from a family trust, who was aiming to re-organize its assets and redeploy its capital into new ventures. These three properties were a perfect fit for two separate clients who had differing acquisition parameters. Stratus was able to facilitate the sale with two properties selling to one private equity fund, and one to property to a separate fund. The sales process was streamlined.

While the private equity owner of River Oaks was desirous to sell the property, operations had languished, resulting in a diminished value for the property. In an effort to boost the value of the asset prior to sale, Stratus acted as asset manager to oversee operational changes. New property management was brought in and light renovations were performed to boost aesthetic, occupancy levels, and resulting NOI. Once ready for the market, Stratus marketed the property on its national platform and sold the property at nearly a 20% premium to the original valuation of the property when Stratus became involved.

Custom Suit Shop to Open in Phipps

ATLANTA, GA – New York based Enzo Custom is bringing their premium, custom clothing to Phipps Plaza, the southeast’s premier, upscale shopping destination. Enzo’s eighth location will add Peachtree Rd to its already lengthy list of well renown retail corridors such as Madison Avenue, Michigan Ave and Rodeo Drive, just to name a few.


The space is currently being prepped by Atlanta-based commercial general contractor, Lexdyn, and set to be completed in time for its February 2020 opening. Enzo is a vertically integrated custom clothier that supplies hundreds of other custom clothiers nationwide. Their process is simple: visit one of their clothiers, take 31 different measurements and pick out your fabric. Within 4 weeks of your initial appointment, your garment will be ready for final adjustments and pick-up. Their guarantee? Unlimited alterations for 30 days, and if the suit can’t be altered, they will remake it entirely. Prices for their custom suits and tuxedos range from $495 to $9500.


Enzo claimed one of the closest retail spaces to perhaps central Buckhead’s most anticipated redevelopment project. Mall owner and global leader in premier shopping, dining and entertainment destinations, Simon Property Group is currently under construction on a highly anticipated mixed-use redevelopment that will connect to Phipps where the Belk department store previously stood. Set to open in 2021the significant additions to the property include the 150-room Nobu Hotel and Restaurant Atlanta, a 90,000 SF Life Time Athletic gym and spa and the 13-story, 350,000 SF Class A Office Building to be known as One Phipps Plaza. Due to the location of its new space, Enzo is one of a few retailers that stands to greatly benefit from the increased business from the adjoining development.

Location Where OutKast Filmed ‘So Fresh, So Clean’ Video Hits Market in Castleberry Hil
