MDT Institute Moving to New Location in Gwinnett

GWINNETT, GA. – MDT Institute, a leading provider of medical and dental training, has opened its first Atlanta area location at Crestwood Pointe business park in Gwinnett County.

MDT Institute is an accredited medical assisting and dental assisting academic institute that has been educating students for over 25 years. They are more than just a school; they are a community of passionate educators committed to making a difference in the world of allied healthcare.

The school is located directly off I-85, allowing for quick access to the entire Atlanta metro area. At over 8,400 square feet, MDT Institute’s space includes multiple class rooms, a computer lab, a dental training facility and an x-ray room designed to provide its students with the hands-on training that is required to be properly prepared for a fulfilling career in the medical field. Students also benefit from a location within walking distance of restaurants, shops and entertainment as well as MARTA bus transportation. The area is projected to see a growth of 4.5% in population in the next five years helping to further add to MDT’s future student base.

Elevation Autism Center Opens New Location in Alpharetta

ALPHARETTA, GA – Elevation Autism Center, a leading provider of Applied Behavior Analysis therapy for children, will be extending their services by opening a new Alpharetta clinic at 11560 Great Oaks Way this fall.

The new location is conveniently located near several major highways, making it easily accessible for families from all over the area. The center is also close to a variety of amenities, including parks, restaurants, and shopping.

Elevation Autism Center offers a full range of ABA therapy services, including one-on-one therapy, and parent training. The center’s team of experienced therapists provides individualized care that meets the unique needs of each child. This is Elevation’s third center in the Atlanta area.

Amorino Gelato to Open in Downtown Roswell

ROSWELL, GA. – Amorino Gelato, a European purveyor of authentic Italian gelato with over 200 locations worldwide, has been added to the upcoming tenant roster at Downtown Roswell’s incoming mixed-use development, Southern Post, which is set to deliver during 2024.

Founded in 2002 in the heart of Paris with the goal of sharing the finest Italian gelato recipes, Amorino is known for its fresh, handmade gelato made with all-natural ingredients and delivered in the shape of a rose. The gelato is available in a variety of flavors, including classic favorites like vanilla, chocolate, and pistachio, as well as more unique flavors like passionfruit, lavender, and black sesame. Amorino also offers a variety of gelato-filled macarons, waffles, crepes, and both hot and cold beverages. 

Located in the heart of Roswell, the Southern Post will consist of a mix of retail shops, loft-style office space, restaurants, and residences. The new development will offer 40,000 square feet of retail space and 95,000 square feet of loft-style space with 128 luxury apartments and 9 high-end townhomes on 4+ acres where the former Roswell Plaza shopping center previously stood. Amorino joins Belux Coffee Roasters, Silla Del Toro, DaVinci’s Donuts, Azotea Cantina, Grana, Bey and Vietvana, as tenants that have been announced within the development.

In conjunction with Stratus Development, Stratus Property Group identified an underutilized retail site in Kennesaw, Ga, close to Kennesaw State University. The land was reimagined as a student housing project and was subsequently entitled for multifamily use. The Stratus team managed all aspects of the project including site acquisition, funding, site design, construction, lease-up/property management, and the ultimate sale of the stabilized asset to a private equity investment group.

Stratus was tasked with the sale of The Preserve at Tumbling Creek, a fractured condo community adjacent to the University of North Georgia. Prior to sale, Stratus made recommendations to increase the appeal of the asset and ensuing value. Notably, property management was transitioned to a more responsive firm, various improvements were made to the grounds to increase curb appeal and rents, service contracts re-negotiated, and a large number of remaining condo units were purchased back to gain voting control of the HOA. These efforts combined with a comprehensive and thoughtful marketing campaign, generated for the client a sale price 46% higher than initial valuations!

Stratus works diligently to produce opportunities for clients that are overlooked by the general market, using all resources available. During one such scouting mission, Stratus uncovered the opportunity to purchase a set of three assets from a family trust, who was aiming to re-organize its assets and redeploy its capital into new ventures. These three properties were a perfect fit for two separate clients who had differing acquisition parameters. Stratus was able to facilitate the sale with two properties selling to one private equity fund, and one to property to a separate fund. The sales process was streamlined.

While the private equity owner of River Oaks was desirous to sell the property, operations had languished, resulting in a diminished value for the property. In an effort to boost the value of the asset prior to sale, Stratus acted as asset manager to oversee operational changes. New property management was brought in and light renovations were performed to boost aesthetic, occupancy levels, and resulting NOI. Once ready for the market, Stratus marketed the property on its national platform and sold the property at nearly a 20% premium to the original valuation of the property when Stratus became involved.

Custom Suit Shop to Open in Phipps

ATLANTA, GA – New York based Enzo Custom is bringing their premium, custom clothing to Phipps Plaza, the southeast’s premier, upscale shopping destination. Enzo’s eighth location will add Peachtree Rd to its already lengthy list of well renown retail corridors such as Madison Avenue, Michigan Ave and Rodeo Drive, just to name a few.

 The space is currently being prepped by Atlanta-based commercial general contractor, Lexdyn, and set to be completed in time for its February 2020 opening. Enzo is a vertically integrated custom clothier that supplies hundreds of other custom clothiers nationwide. Their process is simple: visit one of their clothiers, take 31 different measurements and pick out your fabric. Within 4 weeks of your initial appointment, your garment will be ready for final adjustments and pick-up. Their guarantee? Unlimited alterations for 30 days, and if the suit can’t be altered, they will remake it entirely. Prices for their custom suits and tuxedos range from $495 to $9500.

 Enzo claimed one of the closest retail spaces to perhaps central Buckhead’s most anticipated redevelopment project. Mall owner and global leader in premier shopping, dining and entertainment destinations, Simon Property Group is currently under construction on a highly anticipated mixed-use redevelopment that will connect to Phipps where the Belk department store previously stood. Set to open in 2021the significant additions to the property include the 150-room Nobu Hotel and Restaurant Atlanta, a 90,000 SF Life Time Athletic gym and spa and the 13-story, 350,000 SF Class A Office Building to be known as One Phipps Plaza. Due to the location of its new space, Enzo is one of a few retailers that stands to greatly benefit from the increased business from the adjoining development.

 “As Atlanta’s leading destination for retailers specializing in luxury menswear, Phipps Plaza was an obvious fit for Enzo Custom’s entry into the market,” says Stratus Property Group’s Charlie Carroll who represented the tenant in lease negotiations. “Enzo has historically relied on grass roots and word of mouth advertising to spark growth for newly opened locations. With the redevelopment set to open just steps away from their new location, the ability to convert the increased foot traffic into walk-in customers to add to their traditionally appointment only model positions them extremely well for future growth. We enjoyed working with Simon and appreciate their assistance in making sure everything is on track to open in early 2020.”
